For buyers: recent pay stubs, W-2s or tax returns, bank statements, and photo ID — your lender confirms the exact list. For sellers: your deed information and any HOA or repair records.

Recent comparable sales, condition, and current Clayton County demand. I show you the comps, even when the number stings.
How long does it take to close on a property?
Most financed Georgia purchases close in roughly 30–45 days from the binding agreement. Georgia is an attorney-close state, so a closing attorney handles the settlement.
Are there any hidden costs in buying or selling a home?
Plan for lender fees, appraisal, inspection, attorney and closing costs, prepaid property taxes and insurance, and any HOA dues. I give you a line-item estimate before you commit.
