A VA home loan in Georgia lets eligible veterans, active-duty members, qualifying Guard and Reserve members, and some surviving spouses buy a home with zero down payment and no PMI. The VA guarantees part of the loan so a private lender can offer those terms.
The number to know is the funding fee: 1.25 to 3.3 percent of the loan amount, based on the down payment and prior use. A 10 percent disability rating waives it.
