Two to five percent down payment help on a conventional loan - or no assistance at all and a cheaper rate instead. The newest program in the Georgia Dream family, and the only one where the mortgage insurance eventually goes away.
The conventional one, and the only one with a lower-rate option
Georgia DCA launched Peach Advantage on July 1, 2025. It is the newest product in the Georgia Dream family and it breaks the pattern in one important way: conventional loans only, where every other Georgia Dream product runs FHA or VA.
What you get
Down payment assistance of 2%, 3%, 4% or 5% of the first loan amount, structured as a 30-year deferred second lien at 0 percent. It is repayable, not forgivable - the same deal as every other Georgia Dream second.
And then the option most people never hear about: a No-DPA choice that trades the assistance for a lower interest rate on the first mortgage. If you already have your down payment and what you actually want is the cheapest monthly payment, this program will do that instead.
That is the trade laid out in the open. More assistance, higher rate. No assistance, lower rate. Which one wins depends on how long you keep the house, and any approved lender can price it both ways in an afternoon. Ask for both.
Who qualifies
- Income up to 150% of area median, checked against the Fannie Mae or Freddie Mac lookup for the actual address.
- 640 minimum credit score, or 660 for manufactured homes.
- No first-time buyer requirement. Open to first-time and repeat buyers.
- Debt-to-income capped at 45% for scores 640 to 699; automated underwriting above that.
- 97% LTV and 105% CLTV, so other down payment help can layer on top, subordinate to the state's second lien.
- Purchase price up to $725,000 in metro Atlanta, $650,000 in the Athens MSA, $575,000 elsewhere in Georgia.
The 80% AMI split is worth knowing about
Peach Advantage prices in two tiers - at or below 80% of area median income, and above it - and the below-80% tier prices better. If your household lands at or under that line you fall into the cheaper bucket, and in Clayton County a great many households do.
That 80% figure is the same threshold the Clayton County program uses, and the HUD table for it is published on that page - $66,000 for one person up to $124,450 for eight, effective May 2026. Worth checking where you sit before you assume anything.
Conventional matters more than it sounds
Because this runs conventional rather than FHA, the mortgage insurance behaves completely differently, and this is the part I would want you to understand before anything else.
FHA mortgage insurance does not fall off. You pay it for the life of the loan. On a conventional loan, PMI cancels once you reach 80% loan-to-value and drops automatically at 78%. Across thirty years that gap is real money - often more than the assistance itself.
So the honest comparison is not just which program hands you the bigger check. Put this next to Conventional 97 and FHA and look at what you are still paying in year eight. If your credit will support conventional pricing, this program deserves a hard look.
Where it fits alongside the rest
Standard Georgia Dream is FHA and VA, first-time buyers only, with the tightest income limits and the most generous terms. Peach Plus is FHA and VA with no first-time requirement and much higher income ceilings. Peach Advantage is the conventional door, with the widest income limit of the three and the only no-assistance, lower-rate option.
