Before real estate, I inspected things for a living

More than thirty years of federal service came first, and it is the reason I am the way I am about paperwork.

Six years in the U.S. Navy. Then twelve as a Department of Defense civilian at Mare Island Naval Shipyard, where I served a four-year welding apprenticeship to journeyman and spent six years inspecting structural and mechanical systems. I picked up Associate degrees in Shipbuilding and Industrial Management along the way.

Then nuclear quality assurance, qualifying and auditing approved vendors under Nuclear Regulatory Commission and ASME rules. In that world a missed detail is not a paperwork problem.

Then fourteen years at the USPS Atlanta Mail Transport Equipment Service Center as an Order Manager, running federal logistics, audits, compliance and contractor coordination, and earning a Six Sigma Green Belt. One missed handoff there cost somebody real money.

Deadlines, paperwork, five parties who all need the same information at the same time, and catching the thing that is about to fall through. I did that at scale for three decades before I ever wrote a contract, which is why it is the ordinary part of my day rather than the hard part.

And when you are staring at a twelve-page inspection report full of language nobody has explained to you, I can sit down and help you read it. Let me be exact about what that means. A licensed home inspector writes that report. I am not one, and I will always tell you to hire one. But I spent six years inspecting the kinds of structural and mechanical systems it describes, so I can help you tell which findings are a Tuesday and which ones are a real problem.

That is where I learned to slow down, read the fine print, and never leave somebody in the dark about their own decision.
