Atlanta Neighborhood Development Partnership is a metro-Atlanta nonprofit that has connected more than a thousand buyers to down payment assistance and helped build or renovate affordable homes across the region. It is a member institution of the Federal Home Loan Bank of Atlanta, which is where most of its down payment money comes from.
Through those FHLBank Atlanta products, qualifying buyers below 80% of area median income can generally access about $17,500 to $20,000, and buyers between 80.1% and 120% of AMI about $15,000. Some of that money can go toward any existing metro-Atlanta home; other ANDP help, like its veterans assistance and its internal soft-second, is tied to ANDP's own renovated homes. Funds are limited and first-come, first-served, and your lender has to apply on your behalf.

For a Riverdale or Clayton County buyer, the most useful ANDP door is usually the FHLBank Atlanta assistance, since it can go toward an existing home here and layer on top of your first mortgage. The catch is timing: it runs on limited annual funding, first-come first-served, and your lender has to get the application in.
